Occupying one of Herefordshire's most breathtaking settings, this charming three double bedroom country cottage enjoys elevated River Wye views, lovely gardens extending to around 1.14 of an acre, outbuildings, river bank access and wonderful walks right from the rear gate.

If you've ever dreamt of escaping to the countryside without feeling isolated, this wonderful home could be exactly what you've been waiting for. Occupying an enviable position on the edge of arguably one of Herefordshire's most sought after villages, the views are simply breathtaking. Rolling fields stretch towards the River Wye, ancient woodland climbs the surrounding hillsides and, from sunrise to sunset, the ever changing landscape provides a spectacular backdrop from almost every room. Step outside the gate and miles of beautiful walks await, making this a paradise for walkers, nature lovers and anyone seeking a slower pace of life.

The current owners have created a true countryside haven, making the very best of the elevated setting and magnificent views across the Wye Valley. Positioned within grounds of around 1.14 of an acre, the property enjoys three spacious reception rooms, including a stunning oak framed, double glazed garden room. Outside there are attractive cottage gardens, mature trees, useful outbuildings, a private wooded area and even access to the river bank.

THE AREA
Properties in locations such as this rarely become available and seldom remain on the market for long. Despite its peaceful setting, the thriving village of Fownhope is just a two minute drive away. Renowned for its strong community, the village offers a shop, butcher, doctor's surgery, pharmacy, two popular public houses, a highly regarded primary school, sports facilities and an active village hall.

COUNTRY HOME
Entered through a solid wood half glazed front door, the welcoming entrance hall immediately sets the tone. Flagstone flooring is perfect for muddy boots and dogs returning from countryside walks, while a window seat provides the ideal place to sit and remove your wellingtons. There is plenty of space for coats with a cleverly designed cloakroom and WC tucked neatly beneath the stairs.

At the heart of the home is the spacious kitchen and breakfast room, a wonderful place for busy family life. Limestone flooring complements an extensive range of solid wood cupboards with granite work surfaces, a traditional porcelain cottage sink and an Aga that completes the country feel. A half glazed door opens directly onto the stone terrace, making it easy to enjoy breakfast or morning coffee while taking in the views.

The breakfast area offers additional work surfaces, cupboard storage, a walk in pantry, exposed beams and slate flooring, making it both practical and full of character.

The magnificent oak framed garden room is undoubtedly one of the highlights of the property. Surrounded by floor to ceiling glazing beneath a vaulted ceiling, it has been designed to capture every inch of the spectacular panorama. French doors open onto the terrace, creating a wonderful connection between inside and out. Whatever the season, this is a room where you will naturally find yourself spending time as the ever changing landscape unfolds before you.
To the southern side of the house is the beautifully proportioned sitting room. A large bay window frames almost one hundred and eighty degree views across the Wye Valley, complete with a window seat that invites you to relax with a book or simply admire the scenery. A handsome stone fireplace with slate hearth and wood burning stove provides the perfect focal point for cosy winter evenings.

UPSTAIRS
The bedroom accommodation is arranged over two staircases, creating a flexible layout ideal for modern family life or visiting guests.
The principal bedroom is accessed via its own staircase off the sitting room, giving it the feel of a private suite. Characterful arched ceilings, extensive built in wardrobes and a beautifully appointed ensuite bathroom with traditional suite and oak topped bath complete this peaceful retreat.

A second staircase from the entrance hall leads to two further generous double bedrooms, both enjoying stunning views across the River Wye and surrounding countryside. Shutters add charm and practicality for a peaceful night’s sleep, while a well appointed family bathroom continues the cottage theme with a traditional suite and bath perfectly positioned to soak up the wonderful Herefordshire outlook after a long day.

OUTSIDE
Approached via a quiet country lane, Capler Wood truly comes into its own. Off road parking leads through a traditional five bar gate to additional parking and a stone terrace extending across the front of the cottage. Accessed directly from both the kitchen and garden room, it is the perfect place for outdoor dining while enjoying uninterrupted countryside views. Throughout the terrace are a number of seating areas, each offering a different perspective of the surrounding landscape.

The original curved stone wash house provides plumbing for laundry facilities and is ideal for drying boots, coats and dogs after country walks. Adjoining this is a stone boiler house, while two further stone outbuildings with power and lighting offering excellent storage or the opportunity to create a home office or hobby room.

Beyond the terrace the gardens gently unfold through attractive cottage planting and tiered lawns beneath a beautiful canopy of mature trees, creating a cool retreat during the summer months and attracting an abundance of wildlife including muntjac deer.

The grounds gently descend to a further enclosed area with a substantial timber storage building before a gate opens directly onto neighbouring farmland and the river bank beyond. It is a wonderfully peaceful place to sit with a glass of wine at the end of the day, listening to the gentle sounds of the River Wye while watching the evening light settle across one of Herefordshire's most beautiful landscapes.
