TENANT PERMITTED PAYMENTS & INFORMATION

Referencing Procedure & Holding Deposit

Reference applications must be completed by all adults who intend to reside at the property.

A holding deposit equivalent to one week’s rent is required to reserve the property, subject to satisfactory referencing and Right to Rent checks.

The holding deposit may be retained in accordance with Schedule 2 of the Tenant Fees Act 2019 if the Applicant:

  • Withdraws from the proposed tenancy;
  • Fails to take reasonable steps to enter into the tenancy agreement within 15 calendar days of payment of the holding deposit (unless otherwise agreed in writing);
  • Provides false or misleading information which materially affects their suitability to rent the property; or
  • Fails the Right to Rent check.

The holding deposit will be refunded to the Applicant if the Landlord withdraws from the proposed tenancy or where required under the Tenant Fees Act 2019.

Any refund of the holding deposit will be made within 7 days in accordance with the Tenant Fees Act 2019.

If the tenancy proceeds, the Applicant agrees that the holding deposit shall be applied toward the first month’s rent upon signing of the tenancy agreement and commencement of the tenancy.

Please note that payments can be made by bank transfer or cash as we do not currently have card payment facilities.

Identification

All tenants must provide valid photographic identification and proof of current address in accordance with Right to Rent requirements.

Acceptable documents may include:

  • Current passport;
  • UK driving licence;
  • National identity card;
  • Utility bill;
  • Council tax bill; or
  • Other documentation as requested.

Tenancy Agreement

Upon successful completion of referencing, applicants will be required to sign a tenancy agreement prior to occupation of the property.

Tenancy Deposit

The tenant will be required to pay a tenancy deposit equivalent to 5 weeks’ rent.

The tenancy deposit will be protected within a government-approved tenancy deposit protection scheme in accordance with current legislation.

The tenancy deposit is held against damages, dilapidations, unpaid rent, or breaches of the tenancy agreement during the tenancy.

Rent

Rent is payable monthly in advance on the same date as the tenancy commencement date unless otherwise agreed in writing.

Tenant Responsibilities During the Tenancy

The tenant will be responsible for payment of:

  • Utilities;
  • Communication services;
  • TV licence;
  • Council tax;
  • Satellite and cable services (including installation costs where permitted).

Permitted Payments Payable to the Agent During the Tenancy

Late Payment of Rent

Interest may be charged on late rent payments at 3% above the Bank of England base rate where rent is more than 14 days overdue.

Lost Keys & Security Devices

Payment for the actual cost of replacing lost keys or security devices.

Where replacement of locks is required, the tenant will be responsible for the actual and reasonable cost of the locksmith, replacement locks, and replacement keys.

Variation, Assignment or Novation of Tenancy

A fee of up to £50 (including VAT) may be charged for any agreed variation, assignment, or novation of the tenancy at the tenant’s request, or reasonable costs incurred if higher.
